PROCESS  and INITIAL PLANNING

Our team has the knowledge and experience to successfully guide a project from initial conception to complete buildout and occupancy. We can support an owner very early in the process with site selection using aerial drone images of a site combined with VDC images of potential design layouts. This initial analysis provides accurate cost models helping owners with project proformas. 

Once a site is selected, our team’s approach is to provide an owner with a fully executable project approach that includes a viable design and construction schedule, a cost estimate, and a conceptual site plan. This plan can be used for early marketing, agency approvals, and design team selection.

DESIGN MANAGEMENT 

The vScenario team has a long history working in Southern California and is very familiar with the local design community. If desired by an owner, we can help select the most appropriate design team for your project. We take an active role in the document development and review process to proactively solve potential constructibility issues through collaboration with the design team before they become cost and schedule impacts in the field. Since we have experienced Superintendent's on staff, we can review drawings from a “boots on the ground” perspective and engage with our extensive network of industry partners for valued input about the feasibility of methods and systems. While the design is progressing, our professional team provides updated cost models, expert support for building systems selection, scheduling and phasing plans, and constructibility reviews. Essentially, our team will help prepare for the contractor selection and construction process.

BID AND CONTRACTOR SELECTION 

Our team can help an owner with the contractor outreach and the construction bid process. Having been involved early in the design process, our team can significantly reduce design issues, ultimately producing precise construction documents. We have proven that this method not only improves the documentation process but also builds contractor interest through an in-depth understanding of your project, driving better consistency of bid results. Also, we can help manage any prevailing wage, HUB, or other regulatory requirements if necessary.

CONSTRUCTION MANAGEMENT 

Part of our proven success is the “boots on the ground” strategy that is vital to retain a pulse on the project and bring opportunities to the table before they are costly problems in the field. This methodology of partnering with our design and construction managers with seasoned field supervision is a proven strategy that ensures projects meet their time and budget commitments and mitigates construction defects in the field. Our field supervision team will represent the owner in the area and ensure that the contractor builds the project per plans and specifications. We will also validate contractor progress and verify that the owner is not overbilled for work not put in place. Additionally, our team will verify the legitimacy of change orders and ensure that contractors are not taking advantage of the owner. The vScenario team will ensure that the owner’s best interests are watched throughout the entire process through commissioning and certification.

OCCUPANCY / POST CONSTRUCTION 

Our team can help with user training and the development of facility management models to help owners easily maintain a building. Having the design and supporting models all in one place, we can provide all the warranty and maintenance information for all building equipment and systems. 

We use VDC technologies to communicate phasing and logistics planning graphically.
